NAR March Housing Minute

The trends continue...Home prices rising, inventory flat or decreasing and mortgage rates on the rise.  If you are thinking about selling in the short term, now is the time to start testing the market. 

Buyers will continue to flood the market until they become frustrated by lack of inventory, until price increases outpace demand or until interest rates make a purchase intoa negative long term investment.  Baby Boomers and millennials are the largest segment buying homes right now, but Generation X is not far behind. 

Listings are down 8.1 % from this time last year.  If you are seller, especially in the $200,000-$450,000 range, this means a great opportunity.  If your home is priced right, you will have the opportunity to see a wave of qualified buyers knocking on your door.  Yes, prices will continue to rise in this market.  With demand high and prices rising we are seeing an increase in bidding wars.  How long will prices continue to rise?  Nobody knows for sure and we certainly don't want to be get to a point where we wait too long.  Ask the home owners who were close to selling in 2007, but became reluctant to sell, if they regret holding on to their homes.

Summer Five - Ice Cream

The Hudson Valley may not have the bountiful Dairy Farms that historically dotted the landscape.  But that doesn't mean you can't find delicious ice cream all over our region.  The Five Ice Cream shops feature an assortment of iced dairy products for those hot summer days and nights.  I have been to each of these locations numerous times and can say, unequivocally, that each has met and exceeded my family's expectations.  Joe's Dairy Bar is the place that has the longest tenure on my list. Traditionally, we as many others, head to Joe's after baseball games in the spring and summer.  Red Hook's Holy Cow makes the greatest milkshake.  Moo Moos is a perfect ending to a walking tour of historic Cold Spring or hit Moo Moos after a hike up Bull Hill.  The Village Creamery is our newest choice.  Even though the village of Wappingers has had some tough luck recently, I am bullish on the future of the village.  It as beautiful village on the verge of great revitalization.  The Creamery is a big part of that downtown excitement.  Finally, even though Dairy Queen is a major chain, it still ranks high with people in and out of Dutchess County, bringing Blizzards to the Dog Days of Summer.

Want to Live in Pawling? Come to Daryl's House!

Private Eyes are watching Pawling.    Daryl Hall and John Oates became  Pop Culture in the 1980s.  Hall,  who once lived in Dutchess County, opened Daryl's House in 2014 in the location that once housed the famed Towne Crier Cafe.  Through an inspiration that saw Hall play for family and friends in a relaxed setting at his home, Hall now wants to take his venture to the next level.  The Pawling music venue and restaurant is now ready to expand outdoors, to the Backyard, in a hopes of attracting 1000 of his closest musical friends.
